How to Prepare Your Home for Home Staging and Real Estate Photography
When you’re selling your home, a good first impression is important. Homebuyers are likely to see your home, however, before they reach your curb. It’s important to stage your home for real estate photographs that will bring in serious buyers. At R&R Staging and Interior Design, we know a thing or two about staging homes. Here are our tips to prepare your home for home staging and real estate photography that will help make your staging a success from photoshoot to walk-thru.
Remove the Clutter
When you stage your home, you want rooms to feel open and inviting. This means removing extra knick-knacks and decluttering tables and shelves. It also means thinning out the furniture in the room. As a general rule, you should consider removing a third of the furniture and decorations in your home when getting ready to stage for photography and showings.
Give Them a Natural Light Show
Lighting is one of the most important aspects of photography. Make sure windows are clean and shades are open to allow in as much natural light as possible. For a room’s interior lighting, check the lights to ensure they don’t conflict with the natural lighting. Warm is good, for example from table lamps in an office. However, if the lights discolor the room then leave them off and schedule your photoshoot for midday.
Be sure to check the room for shadows. If necessary add a lamp with a natural white-light bulb to help brighten up dark areas of the room.
Keep It Fresh
When you remove clutter and knick-knacks replace a few of them with a vase of fresh, bright flowers. The color will help liven up the room. Also consider a few potted plants in the living room, especially if you have large windows. Plants and flowers help to add life to a photograph and bring warmth to rooms.
Don’t Forget the Little Things
As you do final preparations for your photoshoot and home walkthroughs, don’t forget the little things like,
- Put your toilet seats down
- Wipe down mirrors
- Straighten pillows
- Remove refrigerator magnets
- Wipe down counters and put away any cleaned dishes
Additional Outdoor Tips
Don’t forget to include outdoor pictures in your photoshoot. When you prep for your outdoor pictures, remember this quick checklist:
- Move vehicles into the garage or down the street to keep them out of the picture
- Make sure windows are clean and streak-free
- Remove any toys from the yard
- Put your trashcan in the garage or around the side of the house and out of view of pictures
- If you have a porch, add a potted plant or two to bring more greenery into the picture
